Terms and Conditions

** All online bookings are subject to final approval by Monte D. Fitts, Realtors. Bookings may be canceled and deposits refunded within 48 hours should your reservation not be accepted. **
 
Security Deposit: A deposit of 35% of the total rental rate not including tax is required upon booking.(When booking through alternative avenues such as VRBO & AirBnB, reservations are subject to higher deposit rate). Full payment of the reservation balance is due 60 days prior to arrival and 90 days prior to arrival if any days fall within peak season. No reservation is confirmed until the initial deposit has been received and acceptance of reservation terms and conditions is on file acknowledging Monte D. Fitts, Realtors has the right to charge the credit card on file to pay for any charges resulting from damages, additional cleaning, replacing linens and towels due to stains from misuse or loss, house rule violation fines, or loss of property or its contents; caused by guest during their stay as all units are privately owned. Units are inspected prior to each guest arrival to insure quality and condition of unit.

Accepted forms of payment: Personal check, VISA, MasterCard & Discover.

Hawaii State Taxes: Room rates are subject to applicable General Excise Tax at 4.166% and Transient Accommodations Tax (TAT) at 9.25%.
Processing Fee: A processing fee of 3% of your total rental (including cleaning fees) will be applied to your reservation. (Fees will vary when booking through an outside vender and will not be subject to the 3% processing fee)

Front Desk Fees and Other Charges: There are fees set by the individual property’s on-site management company which are not under the control of Monte D. Fitts, Realtors. Guests are subject to and liable for such charges as they are not included in our rate. These include but are not limited to “key service”, and/or “parking fees”. These fees are paid by providing a credit card to The Whaler front desk upon arrival. Known fees include:
Resort Fee - $16.00 + tax per day. (increased to $17 a day for stays after April 1, 2017)

Phone Charges - Long distant telephone calls are an additional charge paid at the front desk.
Please note all fees are subject to Sales Tax of 4.166%.

Maid Service is not included in the nightly rate a onetime check out cleaning fee will be applied to your reservation.A complimentary cleaning will be provided in the middle of your stay to guests staying fourteen (14) days or longer. Additional maid service may be arranged for a nominal fee. Upon arrival the unit will be stocked with the following;
(Set of 6 towels in each restroom
Starter supply of paper products
Starter supply of trash bags
Dish soap and dishwasher soap)
Starter supply of shampoo and conditioner

Anything not listed above will be the responsibility of the guest. If you are not receiving a cleaning during your stay theses supplies will not be replenished. If you would like to have these supplies replenished during your stay it is offered at an additional cost. Not all units have washer and dryers, please check prior to booking if this is something you require. If your unit does not have one there are coin operated washer and dryers located on every floor next to the elevators.
Cancellation Policy: Any money collected towards reservations are non-refundable if the reservation is canceled.

Travel Protection Insurance: CSA Travel Protection can be ordered online at https://www.csatravelpro.com/comparepolicy.do or by phone at 1- (800) 348-9505. CSA requires that insurance be purchased prior to final payment. CSA Travel Protection is independent of Monte D. Fitts, Realtors.

Check-In / Check-Out Times: Check-in time is 3PM at The Whaler front desk unless otherwise noted. Check-out time is 11AM. Last minute late checkouts are subject to availability and the request must be made no sooner than 48 hours prior to departure. Requests for late checkouts are subject to a minimum charge of $65, and/or up to ½-day room rate depending upon time of departure. If you have a late flight, we recommend you book the unit for an extra night if you wish to guarantee availability of the unit after 11 am.

DISCLOSURE: The price of staying in paradise may include pests such as insects, rodents, strong sun and dangers in the ocean. We ask that you be aware of your surroundings and take appropriate precautions. Monte D. Fitts, Realtors manages properties for individual owners. Each owner furnishes their property as they wish within quality standards. Reservations are considered short-term lease/rents with the individual property and owner. Problems rarely occur but rental accommodations cannot always be controlled. Should a situation arise whereby the accommodation specified on your confirmation becomes unavailable, Monte D. Fitts, Realtors, reserves the right to substitute alternate accommodations of similar type up to and including the day of arrival. All reservations are subject to cancellations or change for reasons including, but not limited to, strikes, acts of God, and failure of guests to vacate as scheduled, owner occupancy and or sale of properties. Any renovation projects in surrounding units or on property are out of the control of Monte D. Fitts Realtors, therefore we are not responsible for disruptions. We will do our best to provide information regarding any renovations as it is provided to us by the property. Deposits shall be held in client trust accounts. Any interest earned shall become the property of Monte D. Fitts, Realtors terms and conditions are subject to change.
